Developing your Property Portfolio
Before we go any further, lets be very clear, forget what you've always been told.
Size Does Matter.
According to the last census there are some 1.5 million property investors in Australia. But, apparently 74% of property "investors" only ever buy 1 investment property. That can only mean one thing: 74% of so-called property investors either buy the wrong property to begin with, one that doesn't generate sufficient cash flow and/or capital growth to allow a further investment or they haven't done their homework and don't understand that as you grow your portfolio the effect of compounding will mean that your property portfolio grows exponentially.
Now, get this, the number of investors who ever achieve 5+ properties is 0.5%, that is 1 in 200 builds up a portfolio of 5 or more properties. Are you one of them? As of early 2009 we are, with a portfolio of 10, but there is still plenty of room to grow that portfolio. And that is what this section of Retire on Property is about, not just about buying property, but buying property in such a way that it will get to the point of holding a substantial portfolio. One that will eventually allow you to Retire on Property.
